We don’t mark our own homework. Installers and contractors who fit fire-resisting provisions themselves have a commercial interest in the outcome of an inspection. We don’t: we sell no products and carry out no repair work. In practice we see two recurring problems:

Which inspection fits your building?
- Initial inspections — establish the current level of structural, installation and organisational fire safety.
- Assurance inspections — annual or periodic checks to maintain overall fire safety; can be confirmed with a certificate.
- Post-renovation inspections — verify that changes still meet requirements after building work.
- Emergency inspections — rapid inspections in the event of an incident or changed circumstances.
When is a fire safety inspection required?
There’s no single prescribed frequency; the obligation follows from several frameworks:
- Bbl (Besluit bouwwerken leefomgeving) — sets requirements for compartmentation, escape routes, detection and smoke control for both new and existing buildings. Owners and users are responsible for maintaining these provisions. A current inspection is often required on a change of use, renovation or permit application, and to support a use notification.
- Working Conditions Act (Arbowet) and Decree — employers must ensure a safe workplace and control risks — including fire risk — via a risk inventory and evaluation (RI&E). A fire safety inspection is the necessary basis for a complete RI&E.
- Insurer requirements — many insurers require periodic inspection, from an annual check of systems to a full BIO inspection. Non-compliance can raise premiums, limit cover, or lead to a claim being refused after a fire.
- Supervision arrangements (NEN 6060 / NEN 6079) — buildings with large fire compartments (distribution centres, factories, shopping centres) may require periodic independent inspection to ensure the measures that justify the larger compartment stay in place.
- Care institutions — additional requirements apply on top of the Bbl for buildings with people who cannot self-evacuate.
How often? As a guide: care institutions annually; industrial buildings / large compartments annually to every two years (per the supervision arrangement); offices, schools and shops every three to five years and always after a renovation or change of use.
What we check during an inspection
Our trained inspectors check, among other things:
- Fire compartmentation — walls, doors, penetrations, fire dampers, glazing and insulation, against both law and insurer requirements (destructive investigation possible with a carpenter or installer).
- Escape routes — do they meet fire and smoke class requirements, are they freely accessible and correctly built?
- Fire detection (BMI) — correct function, positioning and maintenance; valid specifications and certificates.
- Evacuation alarm (OAI) — correct function, sound level and speech intelligibility; valid specifications and certificates.
- Emergency lighting — working and sufficient to light escape routes.
- Escape route signage — clear, correctly placed and functioning.
- Extinguishing equipment — extinguishers, risers and other means present, inspected and functioning.
- Documentation — complete and up to date.
